The Central Goldfields Shire Council has deferred its decision on two proposed subdivisions in Carisbrook until a later date.
At last month’s ordinary council meeting, Tullaroop Ward councillor Anna De Villiers introduced a motion to defer any decision making on both matters, despite the officers’ report for both applications recommending they be approved.
“I would like to move that we defer these items until council has had the benefit of the recommendations and outcomes of the report of Hansen Consultants, town planning experts commissioned by council to develop a framework for development in Carisbrook,” she said.
Hansen Consultants was appointed to create a land use framework plan for Maryborough north, east, Flagstaff and Carisbrook and how specifically these areas could facilitate housing growth.
Addressing councillors at the meeting, council’s general manager infrastructure, assets and planning Matthew Irving said the framework, once complete, will identify suitable land for residential growth across Maryborough north, Carisbrook and Flagstaff.
“The land use framework plan will aim to achieve the following objectives; establish a medium to long-term direction for residential and industrial development in Maryborough north, east, Carisbrook and Flagstaff,” he said.
“[This will] prepare an updated framework plan for Maryborough north, east, Carisbrook and Flagstaff that identifies area for growth overtime, supports the resolution of land use conflict and establishes a township urban growth boundary.”
While it’s unclear when a decision on the two planning matters will return to council, they both relate to land in Carisbrook — with one referring to a two lot subdivision in Victoria Street and the other seeking approval for a four lot subdivision and four dwellings in Smith Street.
Planning application D042-23, which relates to the four lot subdivision and dwellings, received four objections from adjoining and surrounding land holders on the grounds the proposed development would remove rear access to a neighbouring property, privacy concerns and the amount of traffic entering and exiting the site.
Application D044/23, relating to the two lot subdivision, received three objections centred around the potential for the property to cause further flooding and whether the subdivisions would contain single or multiple dwellings — which was not specified in the application.
